Encapsulation for maintenance

Encapsulation applies a polymer that crystallizes around soil so it releases into the vacuum the next morning. It dries in under an hour, which means a Thursday night service is walkable Friday at eight. It is the right method for glue-down commercial loop in corridors and open-plan floors.

Restorative extraction on a schedule

Encapsulation is maintenance, not a substitute for extraction. Traffic lanes still need hot water extraction periodically, and we build that into the schedule rather than letting the floor slide until it needs replacing.

Scheduling and access

Nights, weekends and holiday weekends. We work with building management on COIs, freight elevator windows and after-hours access. Medical and dental suites get the operatories and waiting room sequenced so nothing is wet at opening.

How commercial work is priced

Commercial cleaning is priced per square foot, and the rate falls as area rises, so a full floor costs less per foot than a single suite. Encapsulation on a maintenance schedule prices lower per visit than restorative extraction and is intended to be more frequent. Most buildings end up on a blended program — encapsulation monthly or quarterly on corridors and high-traffic zones, extraction once or twice a year across the whole floor — because that combination costs less annually than the emergency deep clean that gets authorized once complaints start, and it extends the carpet's service life by years.

Entry matting is the cheapest thing you will ever buy

The majority of soil in a commercial building walks in through the front door on shoes, and most of it is deposited within the first fifteen feet. A properly specified entry matting system — scraper matting outside, absorbent matting inside, run long enough that a person takes several full steps on it — captures a large share of that before it reaches the carpet. It costs a fraction of the cleaning it displaces, and buildings that install it see their cleaning intervals lengthen noticeably. We will tell you where your matting is too short, which it usually is.

Insurance, access and working around a live building

We carry general liability and provide a certificate of insurance to building management before the first visit. Work is scheduled after close, overnight or on weekends, and we coordinate freight elevator windows, loading dock access and security sign-in with your property manager. In medical and dental suites we sequence operatories and waiting areas so nothing is wet at opening. In buildings with a single stairwell we work in sections so there is always a dry egress route, which is a fire-code matter as much as a convenience.
